Our Process.

At TLS our goal is to make the design-build process an enjoyable one for our clients.
Experience has shown us that knowledge of standard procedures helps clients feel comfortable for the duration of the project. Here is how we work:

Consultation.

Every design project with TLS begins with a 2-3 hour working meeting. During this phase it is a thorough review of the scope of work. We will answer all your design questions and work through all spaces of the project. Design aesthetic wants and needs will all be investigated. We will use these answers to create a finalization of scope for approval and launch the project efficiently.

 

Research, Design + Presentation Phase.

A lot happens in this phase from trade day to client presentation. During this time we develop all the design direction, prepare floor plans, elevations, reflected ceiling plans, millwork and detail drawings. We source all fixtures including but not limited to; lighting, plumbing, fireplaces, and furniture. All finish materials are sourced including but not limited to; flooring, tile, wall treatments, window covers and paint color. All interior architectural elements are detailed including but not limited to; stair design, door design, trim and molding, any built-ins or interior architectural features required for the project. This involves continuously communicating with all our A-team trades and suppliers for estimates and scheduling for everything sourced to ensure we are on time and on budget for our clients. At the end of this phase we all meet and present the design in it’s entirety to our clients so they can truly visualize their project.

 

Final Installation.

At this point all finishes, fixtures and equipment are installed on site. It’s time to prepare for furniture install. This involves heavy coordination with cleaners, movers, and installers. All the thoughtfully considered styling items required for a true turn-key experience are purchased by our design team. Everyone involved meets to move in, place and install all furniture, art, and accessories. We take this time to photograph the project while everything is placed.

Project Commencement.

A project partnership is established and it’s go time! At this point we have formed a detailed scope and know your aesthetic. The contract is reviewed and signed. We are ready to dive in!

 

Project Management.

Now that everything has been presented and approved - lets do this! It’s time for our clients to sit back and relax while we take care of everything. Your dream space is in the works but there’s lots to still take care of. In this phase we prepare and finalize all specifications as required to complete the project. We submit working drawings to all suppliers and trades involved to obtain written quotes. We initiate tender process for purpose of assisting clients in selecting a contractor/builder. Once awarded we provide everything the contractor needs to complete the job to our design intent. We purchase, track, monitor and receive/inspect all purchased product to ensure smooth progression of project and avoid unnecessary delays. We regularly visit site to check on progression and proper installation.

 

The Reveal.

Time to grab the champagne - we are done! At this time, we invite the clients back to their space for the big reveal. This is truly an awe moment. We walk you through every room and make a swift exit so you can take everything in and enjoy this amazing experience. We conclude with a final scheduled follow up meeting to present you with your project binder including all your finishes samples, instruction manuals and floor plans to keep for your personal records.
